Assuring a Code Compliant Design
Gage-Babcock & Associates Ltd.’s (GBA’s) knowledge of the fire and life safety aspects of the Building Codes, including the National Building Code, the B.C. Building Code, and related standards, enables us to provide our clients with a high level of pro-active support in establishing a design that is compliant with Part 3 of the code. This expertise, combined with GBA’s specialization in Fire Protection and Life Safety, qualifies GBA to provide Independent Professional services in the third party review of drawings prepared by a design team to establish code compliance.
During the building design stage, the GBA Independent Professional services include a detailed analysis of the architectural drawings to verify code compliance with Part 3 of the code. Any discrepancies discovered are brought to the attention of the prime consultant (normally the coordinating registered professional) for remedial action.
GBA assists in the assembly of necessary documentation to support the application for a Building Permit. When the design is code compliant, the GBA Independent Professional recommends the issuance of a Building Permit.
During construction, GBA provides Building Code coordination service. This includes necessary site visits, examination of field reports prepared by the design professionals, and review of any ‘acceptable practice’ questions with the design professionals or contractors on a continuous basis.
At the completion of a project, the GBA Independent Professional collects all required documentation from the design professionals and conducts a final site visit, including a fire detection and suppression functional test in support of obtaining an Occupancy approval.
Operating on behalf of our clients, the GBA Independent Professional third party review process assures that the building will be designed and built correctly to current Codes and Fire/ Life Safety standards and that the Fire Protection features are functioning as required. The GBA Independent Professional third party review services are tailored to be sensitive to affected parties, so that code issues do not inhibit the regulatory process, in order that approvals proceed as quickly and efficiently as possible.
